Where custommeans custom.
A custom home builder in Milton, Delaware, working with a small number of families each year.
Six homes at a time. Never more.
That number is the business model, not a slogan. It is why someone from our team is on your homesite every day, and why you always know the name of the person to call.
Since 2006 we have built for people who tried a production builder first and did not want to do it again.
What we build

Custom Homes
We design and build from the ground up in northern Sussex County, tailored to your plans and your selections.

Additions & Renovations
Residential remodeling and additions, run by the same crews and the same construction manager.

Properties
Land and residential real estate, so the search for a homesite and the build are one conversation.
Recent builds across Sussex County

It’s in the details.
- The person running your build has built one
- Anthony started framing at fifteen, took four years of carpentry and cabinetmaking at Sussex Tech, then trained at Williamson College of the Trades. Our production manager Kevin came up the same way.
- Selections happen before the price does
- You sit down with an interior designer to draw plans and elevations and choose finishes. Only then do we write the estimate, so the number reflects the house you actually want.
- Site work is priced up front
- Septic design, survey, tree clearing, driveway and utility layout. We put the cost of the ground on the table at the start rather than finding it halfway through.
Eight steps, nine to twelve months
Two to three months of pre construction, then six to nine months of building. Here is the whole of it, in order.
- 01
Consultation
Timeline, budget, plans and land. We work out whether this is the right fit and the right moment before anyone signs anything.
- 02
Lot or land acquisition
Size, utilities, restrictions and permitting. If you do not have a site yet, Savini Properties helps you find one.
- 03
Design and estimate agreement
Floor plans, elevations, and exterior and interior selections with an interior designer. The result is a detailed estimate and a contract.
- 04
Project funding
Construction to permanent loans or cash. We coordinate with your bank so funding is secured before work begins.
- 05
Pre construction meeting
You meet your construction manager, review plans and schedule together, and get set up on the software that carries updates, photos and financials.
- 06
Site preparation
Septic design, surveying, site evaluation, tree clearing, driveway and utility layout, with the cost of site improvements stated openly.
- 07
Construction
Regular updates by email, phone and site visit. Walkthroughs are scheduled whenever you want to see the work in person.
- 08
Settlement
A walkthrough covering how the house works, then keys within thirty days of final inspections and the certificate of occupancy. We stay reachable afterwards.

We started this to do it differently.
In 2006, Anthony Savini left a large home builder where he had managed the construction of more than 250 houses in Sussex County. The frustration was corporate: too little room to build a business around relationships.
He wanted clients who could sit down and have a real conversation, meet the people working on their house, and know exactly who to call. For most families a home is the largest thing they will ever buy. Everyone involved should enjoy the process.
- Faith
- An environment rooted in personal belief, teamwork and our mission.
- Integrity
- Accountable to our purpose, and at work until we deliver on it.
- Service
- High quality craftsmanship, timely delivery, responsible stewardship.
- Trust
- Competence, consistency and transparency with clients and trade partners.
“We have worked with other large builders and would never go back. Anthony gave his personal attention to every detail.”
Tell us about the house you have in mind.
Send a note or call. Anthony or Kevin will get back to you, and the first conversation is about whether this is a fit, not a sales pitch.
